Raise condo night rates with dynamic pricing
PriceLabs' own host story for Airbnb Ambassador Dolly Duran says night rates rose by nearly $80 and last-minute stays added over $3,000 a month.
Done with
What they did
Dolly Duran was setting a fixed night rate by hand after hours of research. She switched that job to PriceLabs so the rate moves with events, season and neighbourhood demand. She kept the unit on Airbnb and let the tool recommend the night price, including last-minute gaps she used to leave empty.
How it went
PriceLabs' own host story says future months filled at nearly $80 more per night than her old fixed rate, and that last-minute stays (8 to 10 a month) add over $3,000 a month. She had not been getting bookings inside a two-week window before the change.
Worth knowing
Vendor host story for one operator. A Pattaya condo still needs a floor and a ceiling the owner will accept, plus building high-season rules a person should cap.
For a Pattaya condo rental
A Jomtien one-bed that sits at the same baht every night can copy a floor, a ceiling and holiday rules, then let the tool move inside that band. Do not auto-drop below the building's advertised rate.
Set it up
- Set a floor and a ceiling the owner will actually accept.
- Turn on dynamic rates against the live Airbnb or Booking.com calendar.
- Add holiday and high-season rules by hand.
- Watch the first month of quotes against nearby units.
- A person still overrides a rate that would break a package deal.
