Qualify real estate leads and book showings by text
Flaidex's own case for a twelve-agent brokerage says sub-30-second replies captured 46 percent more qualified leads, and calendar booking raised completed viewings 29 percent.
Done with
What they did
Inquiries arrived at all hours and were answered in office hours. The owner had measured median first reply at four hours, and 19 hours on weekends. Sixty percent of inquiries that never converted had waited more than two hours. Flaidex put an agent on SMS (Twilio) and the website widget with a fixed qualification script: budget, timeline and area as CRM fields. Replies are grounded in the live listing set so a unit already under offer is not offered. Viewings book on the calendar without the agent typing.
How it went
Flaidex's own case reports sub-30-second response times, 46 percent more qualified leads than manual outreach, and a 29 percent rise in completed property viewings from automated calendar booking. The before window is the three months after launch versus the three months before, using the brokerage's own definition of qualified.
Worth knowing
Vendor case. Keep the viewing confirm with a person when the unit might already be reserved.
For a Pattaya real estate agency
A Pratumnak condo desk that still answers portal leads the next morning can copy a 30-second first text plus calendar slots. A person still sends the viewing pin so a unit under offer is not shown.
Set it up
- Pipe website and SMS leads into one queue.
- Ask budget, timeline and area in a fixed order.
- Return matches from the live stock file only.
- Offer viewing slots from the calendar.
- A person confirms the viewing when the unit might already be reserved.
